  • Are utilities included in the rent?

    • Garbage, snow and yard care are included.  

  • How often will rent increase and by approximately how much?

    • The rent will normally increase with a new lease signing.  

  • When is rent due and how will I need to pay?

    • Rent is due on the 1st of the month and the preferred way to pay is through Rent Manager Tenant Web Access.

       

  • What grace period is there for rent payment?

    • There is a three-day grace period  

  • What are the terms of the lease agreement?

    • The term of most lease agreements is 12 months.

       

  • What happens if I need to break the lease or extend the lease?

    • If you need to extend the lease you need to give a 30-day notice and you can resign a new 12 month or we can give the option of a Month-to-Month lease.  There is a $150 lease breaking fee.  This does not include the rent that is due until the apartment is leased again.  

  • How much security deposit will I need to pay?

    • The security deposit is usually the same as the rent.  

  • When can I expect the security deposit to be returned once I vacate the property?

    • The security deposit will be returned within 21 days.  

  • Is there a pet policy and will I need to pay a pet deposit?

    • The pet deposit is $150 plus an extra $50 per month for each pet. 

    • We do not accept any viscous breeds or reptiles.  

  • If I am renting a property within a condominium or Home Owner Association (HOA), what are the rules and restrictions?

    • We do not have any HOA’s or Condominiums.

  • Does the landlord require tenant or renter's insurance?

    • If yes, what should it cover and is there a minimum required? We do not require this but strongly encourage renter’s insurance.  This should cover all of the person’s personal property.  

  • What responsibilities will I have as a tenant? Are they fully detailed in the lease?

    • The responsibilities are fully detailed in the lease.  

  • What responsibilities will the landlord have to you as tenant?

  • How do things get fixed? What gets fixed? Is there an online system for reporting issues?

    • For non-emergency repairs you must fill out a work order on Rent Manger Tenant Web Access.

    • If it is an emergency such as tenant safety please call 911. 

    • If it involves plumbing electrical or other maintenance emergencies please call David or Carolyn at 715-879-4790 or 715-505-6030.  

  • Is parking available? Is there a cost associated with parking?

    • Parking is available at most of our properties and there is not an extra charge.    

  • What is the process for moving in? For moving out? Are there days of the week or times of day when moving trucks aren't allowed?

    • Moving in or Out is allowed on any days of the week.

  • What do you need to know about garbage collection and recycling for the property?

    • The landlord provides all of the garbage and recycling expenses.  The day of collection is provided upon move in. 

    • Please do not dispose of any household garbage such as mattresses or TV’s or anything else.  You will be charged for this expense.
