How often will rent increase and by approximately how much?
The rent will normally increase with a new lease signing.
When is rent due and how will I need to pay?
Rent is due on the 1st of the month and the preferred way to pay is through Rent Manager Tenant Web Access.
What grace period is there for rent payment?
There is a three-day grace period
What are the terms of the lease agreement?
The term of most lease agreements is 12 months.
What happens if I need to break the lease or extend the lease?
If you need to extend the lease you need to give a 30-day notice and you can resign a new 12 month or we can give the option of a Month-to-Month lease. There is a $150 lease breaking fee. This does not include the rent that is due until the apartment is leased again.
How much security deposit will I need to pay?
The security deposit is usually the same as the rent.
When can I expect the security deposit to be returned once I vacate the property?
The security deposit will be returned within 21 days.
Is there a pet policy and will I need to pay a pet deposit?
The pet deposit is $150 plus an extra $50 per month for each pet.
We do not accept any viscous breeds or reptiles.
If I am renting a property within a condominium or Home Owner Association (HOA), what are the rules and restrictions?
We do not have any HOA’s or Condominiums.
Does the landlord require tenant or renter's insurance?
If yes, what should it cover and is there a minimum required? We do not require this but strongly encourage renter’s insurance. This should cover all of the person’s personal property.
